Where We Build

Bathrooms Across Gainesville, Neighborhood by Neighborhood

Gainesville bathroom remodeling looks different in every part of town. A lakefront guest bath, a 1927 mill-village cottage, and a new build in Mundy Mill all need something different.

We're headquartered right here at 3473 Thompson Bridge Rd, so these streets are our neighbors. Here's what we see, and what we do about it.

Lake Lanier Lakefront

Humid air, big windows, and weekend guests. We design lake house bathrooms for moisture first, then the view.

Green Street and Historic Downtown

Victorian and Neo-Classical Revival houses from the late 1800s and early 1900s. Bathrooms in homes this age were usually added later, so layouts get quirky. We work with what's there.

Chicopee Village

Built as a mill village in 1927, with indoor plumbing when that was rare. Cozy homes mean compact bathrooms, and we make every inch count.

New Holland

A mill village since 1900, now a mix of renovated early 1900s homes and new builds near the Highlands to Islands Trail. Each bathroom should fit the house it's in.

Mundy Mill

Newer homes with community pools and tennis courts down the street. Inside, it's often builder-grade tile and a tub nobody uses. We make it finally feel like yours.

Bradford-Ridgewood

Suburban streets just north of downtown, near the Rock Creek Greenway. Solid homes where the bathroom is often the room that hasn't caught up.

What Will This Cost

What a Bathroom Remodel Costs in Gainesville

Real Gainesville ranges, so you know where you stand.

Cosmetic Refresh
$3,500–$8,500
Primary Bath, Higher-End
$30,000–$60,000+

Most Gainesville homeowners land in the middle tier. Think a new vanity and toilet, fresh tile, and a new tub or shower, with the plumbing staying where it is. A cosmetic refresh covers paint, lighting, and fixture swaps. Custom primary baths, tiled walk-in showers with glass, and layout changes push into the top tier and past it.

Most of our own projects start around $50,000. Full rebuilds and layout changes are where we spend most of our time, and that work takes real waterproofing, real tile labor, and a lead carpenter on site.

What moves the number

  • Changing the layout. Moving a toilet, drain, or vanity means new plumbing, framing, and waterproofing.
  • Your shower choice. A prefab surround costs far less than a tiled walk-in with glass, a niche, and a bench.
  • Tile labor. Demo, prep, waterproofing, and setting tile often cost more than the tile itself.
  • Vanity and top. A stock single vanity and a custom double with quartz are different budgets.
  • What's behind the walls. Water damage, a soft subfloor, or old wiring can turn up once demo starts.

Comparing bids? Ask every contractor to itemize demolition, the waterproofing system, tile allowances, and who pulls permits. Our guide on how to compare bathroom remodeling contractors covers the rest.

Not planning to sell? Most of our clients aren't. You use this room every day, and if you do sell later, a remodeled bathroom typically returns about forty to sixty percent of its cost.

The Big Decision

Tub, Shower, or Both?

Almost everyone wrestles with this one. A walk-in shower feels open and cleans up fast. A soaking tub is where you finally slow down. A wet room gives you both in one open space.

There's no right answer. Just the one that fits your house and your habits. If this is the only tub in your home, think hard before you remove it. If you never take a bath, give that space back to the shower.

Want to see one finished? Take a look at the primary bath with a wet room and freestanding tub we built on Lake Lanier. Tight on space? Here's how to design a primary bathroom to maximize space.

How Long Will I Be Without My Bathroom

Four Steps From First Call to Finished Bathroom

Every bathroom is different, so we give you a real schedule before you sign. Tile and fixture lead times and inspections are what stretch a timeline most.

1

Discovery

We start with you. What's not working, and how does your household use this room? Then we walk the space together.

2

Design Development

You see real renderings of the layout and fixtures. Changing your mind is easy on paper and expensive after the tile is set.

3

Execution

Demo, plumbing and electrical rough-in, waterproofing, tile, then fixtures. The hidden work gets the same care as the finished work.

4

Fulfillment

A full walkthrough, real cleanup, and a check-in after the grout cures and you've lived with the room a while.

Can We Still Live Here

Your Home Stays Your Home During the Work

Just One Bathroom Goes Offline

Water shuts off in the bathroom we're working on, not the whole house. The rest of your home stays livable.

Only Have One Bathroom?

Tell us on day one. It changes how we plan the schedule, and you'll know what to expect before we start.

Dust Stays Put

Floors get covered, dust gets contained, and we clean up before the crew leaves each day.

You Know Who's There

One lead carpenter runs your job from scoping to finish. You're never explaining your bathroom twice.

The Right Bathroom Starts With Someone Who Listens

Do I Need a Permit

Permits and Inspections, Handled

Most bathroom remodels need permits. Moving a drain, adding a circuit, or changing the plumbing means a permit and an inspection. New tile and paint usually don't.

Adding a bathroom to a home on septic? Hall County asks for a septic permit application too. Some Gainesville addresses, like Chicopee Village, fall under the county instead of the city. We handle the paperwork with the City of Gainesville and Hall County, so you're not the one chasing it.

Make It Yours

Details That Make It Feel Like a Reset

You don't need all of these. Pick the two or three that fit how you live.

  • Heated tile floors. No more cold shock when you step out of the shower.
  • A soaking tub worth soaking in. Copper, cast iron, and brass hold heat longer.
  • Steam shower or wet room. A place to unwind, not just rinse off.
  • A private water closet. A little door and a strong fan keep the toilet out of the middle of the room.
  • Warm towel bars. Towels ready when you are.
  • Lighting that's kind at 6 AM. Layered light and dimmers, so it feels good at every hour.

We had a basement remodel project and I can't recommend Michael James enough. We spoke with several contractors and it was very apparent upon speaking with Michael and his team that they would provide the quality and service we were looking for. They have a great process from initial consultation through design and construction. They took care of everything and managed the project perfectly. They finished the project a week earlier than the proposed timeline and everything appeared to go smoothly from our perspective. They communicated consistently throughout the project so we always knew what to expect. Again, I can't recommend them highly enough!

Michael James, Jenni, Edgar and the MJ team of subs provided us with an exceptional experience for our primary bath renovation. We were delighted with the outcome and are still commenting to each other how much we love our new bathroom. Michael worked hard to make the zero entry shower a reality for us, Jenni worked diligently to have all the subs lined up and ready to go. Edgar provided his magic touch making the odd frustrations that come with a renovation "fixable." Somehow he got it done! Communication was top notch as we would receive a text notifying us who would be arriving that day. The process flowed and I know that took a lot of planning on their part. I would highly recommend Michael James Remodeling.

We’ve used Michael James Remodeling on two extensive projects - expansion of our living/dining area and total renovation of our primary bathroom. On both occasions MJ and team did an outstanding job. This is a top notch set of professionals dedicated to listening to their customers, focused on detail, quality craftsmanship, timeliness and fully managing and enhancing an entire remodeling project from your first call into the office to the final walkthrough and beyond. I’ve engaged multiple contractors before (meaning those that actually show up or return your call) but MJ and team are hands down unequivocally the best. You will not regret contacting them, it will be a very positive experience. If you desire quality work, look no further.

We had a wonderful experience working with Michael and his entire team as they rebuilt our deck. They listened to what we wanted and gave us the beautiful outdoor space we’d hoped for, despite some of the challenges our project offered. The work was completed on a timely basis, and they always made sure to leave the workspace clean, and as usable as possible as the project progressed. We will definitely contact them again for future projects.

Common Questions

Gainesville Bathroom Remodeling FAQ

In Gainesville, a bathroom remodel commonly runs about $8,000 to $25,000. Cosmetic refreshes land below that, and custom primary baths or layout changes can pass $30,000. Most of our own projects start around $50,000. You'll hear the real cost early, long before you sign anything.
Timelines depend on the scope, tile and fixture lead times, and inspections. We give you a real schedule before you sign. Water only shuts off in the bathroom we're working on, so the rest of your home stays livable.
Usually, yes. Plumbing and electrical work needs permits and inspections, while new tile and paint generally don't. If you're adding a bathroom to a home on septic, Hall County wants septic paperwork too. We handle the permitting for you.
It depends on who uses the room. If it's your only tub, think carefully before you remove it. If nobody takes baths, a walk-in shower or wet room gives you more space and easier cleaning. We'll talk through both with you.
For most of our clients, yes. You use the room every day, so the value shows up daily. If you do sell later, a remodeled bathroom typically returns about forty to sixty percent of its cost.
Ask about experience, license, and insurance. Ask to see photos of finished bathrooms and read real reviews. Get a detailed scope of work in writing. Our guide on hiring a bathroom remodeling contractor covers the full checklist.
Yes. We work in homes across Gainesville, from mill-village cottages and historic houses near downtown to lakefront homes and newer builds. Older homes can hide water damage or outdated plumbing behind the walls. We can't see it until the walls open, so we plan for it and tell you what we find.
Heated tile floors, a wet room or bigger shower, better lighting, and a private water closet top most lists. Start with how you use the room. Our bathroom features guide has more ideas.
Start with a conversation. Tell us what's not working and how your household uses the room. The first conversation is free. If it feels right, the next step is an in-home visit, where we measure and plan together.

Tell us what your mornings look like. We'll listen first, then work out the rest together.
